Customer reported water building up under tile near the kitchen sink. The tenant was certain the leak was coming up right there — at the wet spot — and insisted the floor be chipped immediately.
First question Clarence asked: have the water lines been accurately located? The owner and tenant both said no. Clarence held the line — nothing gets cut until we know where the pipes are.
Locate First — No ExceptionsWater is tricky. In a slab, the pipe can leak 10 feet from where the moisture surfaces — the wet spot on the floor tells you nothing about where the line actually runs.
Over the weekend, the owner brought in a professional locator. Result: the cold water lines were running under the kitchen sink — nowhere near where the tenant assumed. Monday morning, Clarence chipped the floor at the correct location. Had the tenant turn the water on to verify the leak was confirmed in the footing. One opening. Right location. No wasted concrete.
Lines Located — Under Kitchen SinkBoth cold water lines running up through the footing were eliminated — not patched. New copper supply piping was installed to serve the kitchen faucet and an adjacent fixture. Properly supported, pressure-tested, and cleared in one visit.
The customer was also offered a whole-house PEX A repipe — all water lines replaced, hot water piping insulated to eliminate heat loss, and a documented pressure test at completion. Financing available upon approval.
